Abstract of the Title of H.C. Janes LIMITED to freehold land formally known as Bedgrove Farm at Aylesbury in the county of Buckingham (1962) 2nd December 1919 AS TO PART BY CONVEYANCE of this date between the Hon Nathaniel Charles Rothshild of Tring Park, Tring in the county of Hertford (Vendor) of the one part and John Henry Tapping of Bedgrove Farm, Aylesbury county of Bucks Farmer (Purchaser) of the other part RECITING Vendor was seised in fee simple in posession free from incumbrance of the hereditaments thereinafter desribed and intended to be thereby conveyed and agreed for sale It was WITNESSED in consideration of £10,685 to Vendor paid by Purchaser (receipt etc.) Vendor as Beneficial Owner thereby granted and conveyed unto Purchaser (inter alia) FIRSTLY ALL THAT farm known as Bedgrove Farm situated in the parishes of Weston Turville and Aylesbury in said County of Bucks with the farmhouse farmbuildings cottages pieces of land and premises constituting the same and containing in the whole 282 acres 2 roods 24 perches or thereabouts which said hereditaments were thenin the occupation of Purchaser or his undertenants and and were particularly described in 1st part of Schedule thereto and for better identification of thereof were delineated on 1st map or plan annexed to abstracting presents and thereon coloured pink such map or plan being taken from Ord. Survey Maps of said Parishes and number in such 1st part of said Schedule referring to corresponding numbers in such 1st map or plan TO HOLD same unto and to the use of the Purchaser in fee simple THE SCHEDULE referred to 1st Part No on Ord. To receive and give effectual receipts and discharges for all or any moneys goods merchandise documents chattels effects and property whatsoever which should come to the hands of the said Attorney either solely on his behalf or jointly with others which receipts or disharges whether given in his name or in the name of his said attorney should exonerate the person or persons or property from seeing to the application thereof of being responsible for the loss of misapplication thereof 6. Tapping appointed his wife Kate to be Executor and Trustee of his Will and after bequeathing a specific and general legacy to her Testator devised all his rel estate unto his wife for her own use and benefit during her life and after her decease Testator directed that his real estate shoud be sold and the proceeds divided as therein mentioned and Testator gave and bequeathed residue of his personal estate unto his said wife Kate upon trust for sale as therein mentioned 26th March 1923 Death of Testtor at Bedgrove Farm aforementioned 3rd October 1923 PROBATE granted to Kate Tapping relict of deceased out of Oxford District Registry sole Executrix 3rd February 1929 Death of Kate Tapping intestate 2nd July 1929 LETTERS OF ADMINISTRATION granted out of Oxford District Probate Registry to Henry Tapping and William Ernest Tapping the lawful sons and two of the persons entitled to share in the estate of said intestate 25th March 1930 BY ASSENt of this date by Harry Tapping of Bedgrove Aylesbury County of Bucks Farmer and William Ernest Tapping of Yew Tree Farm Stoke Mandeville in said County of Bucks Farmer (thereinafter called the Administrators) RECITING: 1. Will of J.H. Tapping (Testator) 2. Death and probate of Testator 3. Testator left him surviving 8 children (thereinafter called "the Testators children") all having attained age of 23 years 4. By virtue of transitional provisions of Law and Property Act 1925 legal estate in fee simple in poroerty described in Schedule thereto became vested in said K. Tapping upon trust of said Will 5. Letters of administration and death of K. Tapping 6. Administrators did not have recourse to said property for purpose of administration 7. Administrators as Personal Representatives of said K. Tapping deceased thereby assented to vested in themselves of ALL AND SINGULAR said property in Schedule thereto for an estate in fee simple upon statutory trusts then affecting same under or by virtue of said Act SCHEDULE referred to (inter alia) 1. Tapping BY DEED OF APPOINTMENT of this date between William Ernest Tapping aforesaid (thereinafter called the Appointer) of one part and said William Ernest Tapping and Sydney Edwin Herbert of "The Limes" Upper Winchendon in said County Farmer (thereinafter called the New Trustees of other part) RECITING:- 1. Will of Testator 2. Death of Testator and Probate of Will 3. Testator left him surviving 8 children (thereinafter called the Testator' children) and no moreall of whom had attained age of 23 years 4. By virtue of transitional provisions of Laws of Property Act 1925 legal estate in fee simple in said properties became vested in said K. Tapping upon trusts of said will 5. Death of K. Tapping leaving all Testator's children her surviving and Letters of Administration 6. H. Tapping and Appointer did not require to have recourse to before mentioned properties for purpose of administration 7. Before abstracted Assent 8. Clause which did not affect abstracting title 9. Death of H. Tapping 10. Abstracting Assent was extracted by said H. Tapping and Appointer on assumption that by virtue of paragraph 2 of 4th part of 1st Schedule of said Act said property became subject to statutory trusts in that Schedule mentioned but was uncertain in circumstances whether said provisions of said Act were applicable 11. In order to put title of said properties beyond doubt Appointer agreed to appoint new Trustees to be Trustees of Will of said Testator IT WAS WITNESSED: 1. In exercise of power for that purpose conferred on him by Trustee Act 1925 and of every other power him enabling Appointer thereby appointed new trustees to be Trustees of Will of said Testator in place of said H. Tapping deceased for all the purposes of trust contained in said Testator's Will or such of said purpose as were subsisting and capable of taking effect 2. Appointor as surviving Personal Representative of said K.Tapping deceased thereby conveyed th the new Trustees ALL AND SINGULAR property and premises described in 1st and 2nd schedule thereto TO HOLD same unto new Trustees in fee simple upon trust for sale 3. Apointor thereby acknowledged right of new Trustees to production of before recited Letters of Administration of K. A piece of land situate in Parish of Aylesbury County of Bucks being a portion of property conveyed by before abstracted Indenture and delineated on plan drawn thereon and numbered 70 Area 4.2.29 29th September 1927 BY CONVEYANCE of this date made between said J.H. Coales and H.A. Partridge (Vendors) of one part and Sarah Grace Rickard of Wood End Farm Little Horwood in said County of Bucks Spinster (Purchaser) of other part RECITING:- 1. In consideration of sum of £27,000 paid to Vendor by Company (reciept etc.) the Vendor as Beneficial Owner thereby conveyed unto the Company ALL THAT farm known as Bedgrove Farm situate in the Parish of Weston Turville and the Borough of Aylesbury in County of Bucks with the farmhouse farm buildings cottages pieces of land and premises constituting the same and cotaining in the whole 276.314 acres or thereabouts and whichsaid hereditaments were more particularly described in First Schedule to before abstracted Conveyance of 15th October 1945 SECONDLY ALL THAT piece or parcel of land situate in the Borough of Aylesbury adjoining the hereditaments first before described containing by admeasurement 4 acres 2 roods 29 perches or thereabouts as described in before abstracted Conveyance of 29th September 1927 TO HOLD the same unto the Company in fee simple EXECUTED by said W.A. Walker and attested 31st January 1957 BY CERTIFICATE OF SEARCH of this date in H.M. Land Registry (No. 61907/57) against W.A. Walker (Farm) Limited revealing two LC.C(iv) entries. (Note: These two entries relate to options given to H.J. Janes Limited to purchase Bedgrove Farm). 11th February 1957 BY CONVEYANCE of this date made between W.A. Walker (Farm) Limited whose registered office was situate at Station Close Amersham Hill High Wycombe in the County of Buckingham (Vendor) of the one part and H.C. JANES LIMITED (who was thereinafter called "the Company") of the one part and THE MAYOR ALDERMAN AND BURGESS OF THE BOROUGH OF AYLESBURY acting by the Council of the said Borough (thereinafter called "the Council") of the other part RECITING: (1) Seisin of the Company of Bedgrove Farm Aylesbury in the County of Buckingham (thereinafter called "the Estate") as shown on the plan annexed to abstracting presents and thereon coloured pink (2) The Company proposed to erect houses on the Estate and to undertake ancillary development in accordance with the plans approved by the local planning authority (3) It was desired that in the future the amenities of the Estate should be preserved and in particular that the appearance thereof should not be spoiled within the development of the Estate as a whole and to that end the Company had agreed with the Council as thereinafter mentioned IT WAS WITNESSED as follows :- 1. In consideration of abstracting presents and in pursuance of the said agreement and for the benefit and protection of the Estate into whosoever hands the sameor any part or parts thereof might come the Company for itself and for its successors in title and assigns and any person claiming through or under them but so that the company should not be liable for any breach of this covenant in respect of any part or parts of the Estate after the Company should have disposed of all its interest in the same to any third party other that by way of a sale or transfer upon any amalgamation or reconstruction of the company THEREBY COVENANTED with the Council (a) Notwithstanding any provision in the Town and County Planning General Development Order 1950 or in any modification or replacement thereof or other statute statutory instrument regulation or order which might thereafter be enacted made or ordered not without the prior consent in writing of the Council over the hand of their Borough Engineer and Surveyor for the time being first had and obtained to be erect or permit or suffer to be erected (i) in any position on any part or parts of the Estate any garage shed hut caravan moving dwellinghouse on wheels or other structure or erection or (ii) in front of the building line for any road on the Estate any boundary wall fence hedge or other means of enclosure unless in either case the same should previously have been approved by the Local Planning authority under the Town and County Planning Act 1947 or under any modification or replacement thereof (b) In any conveyance transfer or lease of the Estate or any part or parts thereof or of any house property or other building erected or to be erected on ay part of the Estate to impose a covenant to secure the bservance of the covenant therein contained by the purchaser transfereee or leasee under such conveyance trnsfer or lease 2. DECLERATION that this agreement and the undertaking or covenant therein contained should be an agreement given or made in connection with the Estate and made in pursuance of section 12 of the Buckinghamshire County Council Act 1957 and should be treated as a local land charge for the purpose of the Land Charges Act 1957 SEALED by the Company in the presence of a Director and Secretary and SEALED by the Council in the presence of the Mayor and Town Clerk.

JANES LIMITED whose regd office was site at Jansel House Stopsley Green Luton in the Coy of Bedford (thrinar clld "the Vndr") of the one pt and JANSEL LAND LIMITED whose regd office was also site at Jansel House Stopsley Green Luton afsd (thrinar clld "the Pchsr") of the other pt RECITING:- (1) Seisin of the Vndr in fee simple in posson of the land thrinar dewcbd and thrby convd sbjt thrinar mentd but otherwise free from icumbs (2) Agmnt by Vndr with Pchsr for sale to it for £623,376. of the fee simple of the d ppty sbjt as thrinar mentd but otherwise free from incumbs THEN IT WAS WITNESSED as follows:- 1. IN pursuance of the sd agmnt and in conson of the sum of £623,376. pd by the Pchsr th the Vndr (rect. etc.) the Vndr as Benefl Ownr thrby convd unto the Pchsr ALL THOSE pcs or pcls of land site in the Borough of Aylesbury in the Coy of Buckingham togr comprising in area 155.844 acres or thrbts as the same were for the ppses of idon only more parly deld and descbd on the plan annxd thrto and thron endged blue (but excluding the two pcs of land edged red on the sd plan) wch sd pcs or pcls of land formed pt of the Vndr's Bedgrove Farm Estate and were with other land convd to the Vndr by a Convce dtd the 11th February 1957 and mde btwn W. A. Walker(Farm) LImited of the oe pt and the Vndr of the other pt TOGR with full nd free right and liberty for the Pchsr and its successors in title in common with the Vndr and all other persons havg a similar rt at all times and for all ppses with or without vehicles and animals to go pass and repass along over and upon the roads laid out or to laid out within 21 years from the dte throf by the Vndr in connection with its sd Este TOGR ALSO with the rt to connect with and use in common as afsd the drains and sewers laid or to be laid within 21 years from the dte throf under the adjng land then or formerly of the Vndr and under the sd roads for the ppse of running water and soil from the land thrby convd and any buildings for the time being thron the Pcshr and its successors in title paying a fair proportion of the expense of repairing maintng and cleansing the sd drains and sewers EXCEPTAND RESERVING unto the Vndr and its successors in title in fee simple the rt for the Vndr and any person persons corporation or council to whom it may grant the like right (a) at all times and for all purposes with or without vehicles and animals to go pass and repass along over and upon and roads laid or to be laid out within 21 years from the date throf by the Pchsr or its successors in title upon the land thrby convd and (b) to connect with and use the drains and sewers laid or to be laid within 21 years frmo the date throf under the land thrby convd for the ppse of running water and soil from all parts of the Vendor's sd Este and any buildings for the time being thron the Vndr and its successors in title and assigns paying a fair proportion of the expense or repairing maintng and cleansing the sd drains and sewers TO HOLD the same (except and reserving as afsd) unto the Pchsr in fee simple SUBJECT to the covenant on the pt of the Vndr contd in an Agrmnt dtd the 28th April 1959 and mde btwn the Vndr of the one pt and the Mayor Aldermen and Burgesses of the Borough of Aylesbury of the other pt and to all rights of drainage and other easements (if any) then subsisting in favour of or enjoyed by the owners or occupiers of any adjg or neighbouring land under or in relation to the sd land thrby convd or any pt or pts throf AND SUBJECT ALSO to and with the benefit of an Agmnt dtd 31st July 1958 and mde btwn the Vndr of the one pt and the Mayor Aldermen and Burgesses of the Borough of Aylesbury of the other pt so far as the sd Agmnt related to the land thrby convd 2. DECLERATION that the Convce thereby made should not be deemed to imply the grant of any rt of light air or otherwise which would in any manner diminish or interfere with the free user by the Vndr of any adjg r neighbouring land of the Vndr whereby for building or any other ppses 3. COVENANT by Pcshsr with Vndr that the Pcshr would at all times thrar observe and perform the conenant on the pt of the Vndr contd in the sd Agmnt dtd the 28th April 1959 and the agmnts and covts on the pt of the Vndr contd in the sd Agmnt dtd the 31st Juy 1958 so far as the same related to the land thrby convd and would indemnify the Vndr and its successors in title and assigns from and against all actions proceedings costs claims and liabilities in respect of any future breach non observance or non performance throf so far as afsd 4. Walker (Farm) Ltd (1) and the Vendor (2) 28th April 1959 DUPLICATE AGREEMENT mde btwn the Vendor (1) and the Mayor Aldermen and Burgesses of the Borough of Aylesbury (2) SEALED by the Vndr and Pchsr in the presence of a Director and the Secretary MEMORANDUM (endorsed on befe abstd Conveyance dated 11th February 1957) By a Conveyance dated 26th March 1964 the within named H.C. Janes Limited conveyed to Jansel Land Limited 155.844 acres of land on the Bedgrove Farm Estate Aylesbury Bucks. as shown for the purpose of identification only edged blue on the plan annexed thereto (but excluding the two pieces of land edged red on the plan) being part of the land comprised in the within written deed And the said H.C. Janes Limited acknowledged the right of Jansel Land Limited to production of the within written deed and to delivery of copies thereof and undertook for the safe custody thereof. LETTER reporting a search in the Coy's Registerof H.C. Janes Limited confirming that the only outstanding Charge which affected the ppty was a Charge dated 18th January 1960 (being a deposit of Deeds) securing all monies due etc. to Barclays Bank Limited charging Begrove Farm, Weston Turville, Aylesbury, Bucks. There were no docts on the file relating to Receiver Manager Winding up or Striking off. Letter from Barclays Bank Limited releasing said piece of land comprising 155.844 acres of Bedgrove Farm Estate from Equitable Charge dtd 18th January 1960
